Upon the opening of escrow, the buyer will be provided with the following items which need to be reviewed, completed, signed and returned to escrow holder. Failure to complete and return these items in a timely manner could result in a delay of closing.

CONFIDENTIAL STATEMENT OF INFORMATION

In order for the title company to complete the title search, this document must be completed fully. Any items that may not pertain to you, please indicate by "N/A".

INSURANCE INFORMATION

Your new lender, if any, will require proof of fire insurance prior to the funding of your loan. Please designate your selected insurance agent or company and provide contact information.

PRELIMINARY CHANGE OF OWNERSHIP

This form must be completed and submitted to the County Recorders office at the time of the recording of the grant deed. This information is used by the Tax Assessors office. There are penalties assessed by the county for failure to complete this form.

VESTING WORKSHEET

As soon as you have determined the manner you wish to hold title, please complete, sign and return to our office. Consult your tax accountant or attorney for advice on making a decision which will be the best to help in your estate planning. Your new lender must have this information prior to your loan documents being drawn.

LOAN AND HOMEOWNERS ASSOCIATION INFORMATION

Providing complete and accurate account numbers and addresses will help in avoiding any delays in obtaining payoff statements and statements of the account of the management company on behalf of the association, if any.

CERTIFICATE FOR 1099 REPORTING

Please complete and sign this document under penalty of perjury that all contents provided are correct.

AFFIDAVIT OF NON-FOREIGN STATUS

The Internal Revenue Service (IRS) requires all buyers who purchase real property in the United States from A FOREIGN SELLER to withhold 10% of the purchase price from the sale proceeds and forward same to IRS. This form is used to certify if the seller is a resident and will avoid any unnecessary withholding. CALIFORNIA REAL ESTATE WITHHOLDING CERTIFICATE (FORM 593-C)

This form will determine if the seller is fully exempt from Franchise Tax Board — State of California withholding. Instructions for completing form 593-C are attached to said form. Any additional information needed can be obtained directly from Franchise Tax Board (888) 792-4900 (toll free) or (916) 845-4900.

GRANT DEED

This document MUST BE SIGNED IN FRONT OF A NOTARY PUBLIC. Make sure you sign as your name appears. Notaries are always available in our office upon your request. Current photo ID is required.
